General information
Sea Change Villas is a small enclave of fifteen villas on Rarotonga's south coast at Titikaveka, set directly above a calm lagoon sheltered by the outer reef. There is no hotel block, lobby or restaurant: each villa is a stand-alone house with one, two or three bedrooms, its own pool and courtyard, and a full kitchen. Some sit on the beachfront within metres of the high-tide mark; others stand in a tropical garden of banana, pawpaw, coconut palms and frangipani.
The place is geared mainly to couples and adults — most villas take guests from 16, the Lagoon View Executive Villas from 12. For all its privacy, the service is hotel-style: daily housekeeping except on Sundays and public holidays, breakfasts and platters delivered to the villa, massages on the terrace. Kayaks, paddleboards, snorkel gear and bicycles are included in the stay, and small wedding ceremonies for up to eight people, the couple included, are held on the beach.
Location
The villas line the Ara Tapu coast road at Titikaveka on Rarotonga's southern shore, facing the Titikaveka lagoon. Muri Beach and Aroa Beach are each about 5 km away, Avarua about 15 km, and Rarotonga's international airport about 15 km, or roughly 20 minutes by road. Airport transfers are arranged on request, by shared coach or private car, and should be booked at least 72 hours before arrival.
Spa
There is no spa building on site: therapists come to the villa and work in the room or in the private courtyard by the pool. Guests can book a one-hour massage or a 45-minute massage for two; booking ahead is advised, especially in high season.
Sports & leisure
Life here revolves around the lagoon right in front of the villas — calm, clear and warm, with coral heads and reef fish a few metres from the sand. Guests are asked to stay inside the reef and away from the passages, where the currents run stronger.

Restaurants & bars
In place of a restaurant, the kitchen delivers to the villas. Mornings bring breakfast platters of pawpaw and tropical fruit, coconut pancakes, omelettes and house granola; through the day there are platters of cheeses, smoked salmon and Mediterranean nibbles; from the afternoon, evening sets for two with sashimi, tuna, mahi-mahi and ika mata — raw fish cured in citrus juice with coconut milk. A breakfast pack waits in the villa on arrival, every villa has a kitchen, and a portable barbecue is brought on request. Several restaurants and cafés are close by, with more within a 4–10 minute drive.
Swimming
The beachfront villas sit within metres of the high-tide mark, with steps down from the deck onto white coral sand and into the Titikaveka lagoon, protected by the outer reef. From the garden villas the beach is about seventy paces away. There are loungers on the beach, and every villa has its own pool.
Rooms
Fifteen one-, two- and three-bedroom villas — on the beachfront, beachside and in the garden with lagoon views — each with its own pool and courtyard. For early arrivals and late departures, the Tiare day rooms can be used.
Each villa has a kitchen with a Nespresso machine and microwave, a smart TV with streaming services, air conditioning and ceiling fans, Wi-Fi, bathrobes, a hairdryer and front and rear balconies, with a barbecue brought on request.
Deluxe Beachfront Villa
The largest beachfront villa, with two bedrooms — a four-poster in the main one, a king-size bed or two single beds in the second — and a bathroom with twin showerheads. Private pool and wooden deck right above the beach with lagoon views of more than 180°; up to four guests aged 16 and over.
Premium Beachfront Villa
A spacious one-bedroom beachfront villa with a larger living area: a four-poster bed, a spa-style bathroom with twin showerheads, a private pool and a deck with 180° lagoon views. For two guests aged 16 and over.
1 Bedroom Beachfront Villa
A one-bedroom beachfront villa with a four-poster bed, 180° lagoon views from the bedroom and living area and steps from the deck straight onto the beach. Private pool and courtyard; for two guests aged 16 and over.

A one-bedroom villa by the beach with a four-poster bed and a bathroom with twin showerheads; the lagoon opens up at 90°, and steps lead straight onto the sand. Private pool and courtyard; for two guests aged 16 and over.
1 Bedroom Lagoon View Villa
A one-bedroom garden villa with a four-poster bed; the deck looks over the lagoon to the waves breaking on the reef, and the beach is about seventy paces away. Private pool and courtyard; for two guests aged 16 and over.
2 Bedroom Lagoon View Villa
A two-bedroom garden villa with lagoon views, a four-poster in the main bedroom and a king-size bed or two single beds in the second. Private pool and courtyard; up to four guests aged 16 and over.
2 Bedroom Lagoon View Executive Villa
A two-level villa on a gentle rise at the back of the grounds, under 100 m from the beach: two bedrooms (a king-size bed in the main one, a king-size or two single beds in the second), two bathrooms, a games room and in-villa laundry. Private pool with poolside dining, lagoon and garden views from the front deck and mountain views from the back; up to four guests aged 12 and over.
3 Bedroom Lagoon View Executive Villa
The same two-level hillside villa with three bedrooms — a king-size bed in the main one, a king-size or two single beds in each of the others — two bathrooms, a games room, in-villa laundry and a private pool. Up to six guests aged 12 and over.
